This white vinyl fence installation screens a commercial property in Orlando. It runs the length of a metal building, turns the corner, and continues down a side lot shaded by old live oaks. The ground is pale sand nearly everywhere, with a layer of oak leaves on top. A double drive gate at one end lets trucks in. For a business, a solid fence does two jobs at once. It keeps the lot from looking cluttered to anyone driving past, and it makes the yard much harder to wander into after hours.
Vinyl suits a lot like this. Nobody has to paint it, and a hose knocks off the sand that splashes up after a storm. Straightline Fence has built commercial fencing across Central Florida since 2012, with material pulled from our own yard in St. Cloud. Need your lot screened? How do you keep fence posts solid in sandy soil?
With concrete and depth. Loose sand will not hold a post by itself.
Look at the ground in these photos. That loose, pale sand is common around Orlando, and it digs fast. That is the catch. A hole in dry sand caves in while you dig it, and a post set in sand alone leans the first time a summer storm pushes on a solid panel. Privacy vinyl catches a lot of wind because the air has nowhere to go. So every post on this job sits in concrete at two to three feet.
Sand also moves. Heavy rain washes it one way and drifts it back the other, so the crew keeps the bottom rail just above the dirt instead of burying it. That keeps the rail out of standing water and lets the owner rake leaves out from underneath. Our commercial fence installation page covers how we spec posts and hardware for sites where the fence takes real wind.
What kind of gate does a commercial lot need?
One that opens wide enough for the vehicles you actually use, and stays shut when it is closed.
This is a double drive gate. Two leaves meet in the middle, each hung on heavy black hinges. A drop rod at the bottom of one leaf pins it into the ground, so the other leaf has something solid to latch against. When a truck needs the full opening, the rod lifts and both leaves swing clear.
Gate posts are where cheap jobs fail first. A wide vinyl leaf is heavy, and in loose sand a hinge post that is not set deep enough slowly tips toward the opening. Then the leaves stop meeting in the middle and the latch stops catching. We set gate posts deeper than line posts and give each one more concrete. A business gate can open a dozen times a day, so the hardware matters more than the panels. If you want a gate that opens on its own, our automatic gate openers page covers the LiftMaster operators we install.
What slows down a commercial fence install in Orlando?
Usually it is what is already on the lot: trees, utility poles and lines buried in the sand.
This property has big live oaks hanging over the fence line, draped in Spanish moss, and a utility pole standing right beside one run. The fence passes just behind the pole without touching it, so a lineman can still get to it. Around oaks this size, our crews dig by hand when the auger hits a thick root rather than tearing through it. Before anyone digs at all, Sunshine 811 marks the buried lines, which by law takes two full business days.
The address matters for paperwork too. Plenty of properties with an Orlando mailing address sit in unincorporated Orange County rather than inside city limits, and the two issue fence permits separately. We confirm which one applies before we quote. Our fence company in Orlando page covers how jobs differ across the city. To get a price on your lot, schedule a free estimate or call (407) 593-1888.
