Lake Nona is not an old neighborhood with a mixed bag of fences accumulated over fifty years. It went up quickly and mostly at once, which means lots are tight, builder grade fencing in the oldest sections is already showing its age, and nearly every property sits inside a community with written design standards. The work here is less about what you want and more about the best version of what the community will allow.

The Medical City side around Lake Nona Boulevard adds its own wrinkle. A lot of those homes belong to people who relocated for a job at one of the hospitals or the VA and are dealing with an architectural review process for the first time. Half of our Lake Nona conversations get spent on the approval sequence before anybody mentions a material. Black powder coated aluminum is the safest bet in most Lake Nona communities. Vinyl is allowed in some, restricted in others, and wood is more limited here than it is further south.

There is a logic to the aluminum default. It reads uniform from the street, it does not rust or fade, and it lets you see through to a pond or a conservation area instead of walling it off, which is usually exactly what the design guidelines are trying to protect. Spear top and flat top both show up. Heights tend to be capped below what city code would otherwise permit. Our aluminum fence installation is powder coated for the humidity, which matters when a pond sits ten feet off your back line, and it is also what meets Florida pool barrier requirements: a 48 inch minimum height, 48 inches minimum between rails, and a latch at 54 inches or higher.

Vinyl comes up most in sections where back to back lots need genuine privacy. Our vinyl fence installation uses Catalyst profiles made in Tennessee, Bartow and Plant City, with titanium dioxide as a UV inhibitor, so a white fence does not turn yellow in a neighborhood where every fence on the block is expected to match every other one. Where wood is permitted we build in cypress or pressure treated pine, and communities often specify which side of the posts the boards go on, so read that line in the guidelines before you picture the finished thing.

Two to six weeks from your first call, and the architectural review is what makes that range so wide.

Construction itself is one to three days for a typical residential fence. Everything before it stacks up: the estimate visit, your review submission, the lead time on made to order aluminum or vinyl in a specific color, and the Sunshine 811 utility locate, which by law takes two full business days before anyone puts a shovel in the ground.

If your review board meets monthly, that single step can outlast everything else combined. Start the submission early. We will give you what the packet needs, including a site plan with the fence line marked and the material specification written out, because most boards reject an application that arrives without them.
