This three rail white vinyl ranch fence runs along the road frontage of an acreage home on the rural side of Lake Nona, a long way from the townhomes and tight lots most people picture. The lots out here are big, the palms are old, and the houses sit well back from the street. The fence frames all of that from the road instead of hiding it.
The rail stops on each side of the driveway at a pair of stone columns that were already on the property. Why does a long vinyl ranch fence need to be perfectly straight?
Because three white rails against green grass show every wave, dip and lean from a long way off.
On a privacy fence a small dip disappears into the panel. On ranch rail it does not. The eye follows the rails all the way down the road, so one post set a half inch high reads as a bump from the car. The crew pulls a string line the full length of each run, sets every post to it, and checks the rails before the concrete cures, not after.
Vinyl also moves with heat. A long run on a Florida road frontage sits in full sun all afternoon, and the rails need a little room inside the posts to expand without bowing. Is vinyl or wood better for a ranch fence on acreage?
Vinyl, if you want it to look this white in ten years without painting it.
Wood ranch rail is cheaper on day one. Then it needs paint or stain, and on a few hundred feet of frontage that becomes a weekend chore every couple of years. Vinyl costs more up front and close to nothing after. Ours is Catalyst, made in Tennessee, Bartow and Plant City, with titanium dioxide in the profile as a UV inhibitor. That is the ingredient that stops white vinyl from chalking and going yellow in the sun.
Rail fence is about looks and boundaries, though, not containment. If horses or dogs are part of the plan, the rails need wire mesh backing, and that changes the build. Do you need a permit for a ranch fence in Lake Nona?
It depends on which side of the city limit you are on, which surprises a lot of people out here.
Much of Lake Nona sits inside the City of Orlando, and Orlando has dropped the permit for one and two family residential fences six feet or under in common materials like vinyl. A lot of the acreage along the edges falls under unincorporated Orange County instead, and the county runs its own rules. Two neighbors on the same road can land on different sides of that line.
We check which one you are in before we quote. HOA rules come into it too, if there is one, and we read those first. Then there is the dig.
